1508-q-st-nwMy realtor tipped me off to this listing that has just hit the market.

I’ve not had a chance to see it, but it sounds like a winner. Listed at $1,850,000, when you factor in that its sandwiched between the desirable Dupont neighborhood and the ever developing 14th Street corridor, it sounds reasonable. When you further discover that its been completely renovated with higher end finishes and comes with two rentable units, it strikes me as being priced low … and then you dig deeper still and realize each unit either has patio access or a roof terrace, this is definitely a buy.

The owner had contemplated turning this into a condo when they renovated, later deciding against it. But because of this, the finishes are top notch throughout, not just in the owners unit. No shabby rentable units here. Being able to defray the mortgage payment with rental income should not be hard with this property.

If you’ve ever considered living in the thick of things but really don’t like congestion, this location is great. Having private outdoor space is invaluable. Being able to walk in several directions to Metro rail stops, grocery stores, restaurants and bars while still living on a residential street is still a relative scarcity in the city. I’ll be surprised if this property stays on the market long.
